In order to become an active agent on behalf of the sellers, it is necessary to attend a certain number of seminars or training courses given by various agencies. These courses are designed to teach agents the basics of real estate transactions, which is what they are required to learn and practice on a daily basis in order to maintain their licenses. However, these courses can oftentimes be time consuming and quite expensive. This is why many sellers and buyers prefer engaging the services of a full-service broker who is licensed to conduct all type of real estate transactions.

As previously mentioned, brokers who have the consent of the seller usually engage in the more extensive real estate services. These include contract negotiations, title insurance and inspection of the property. The agent works closely with the sellers and handles all the details that need to be handled in order for the transaction to be finalized. When a full service broker engages in these types of real estate services, he/she is paid by commission.

Another type of agent who is hired by sellers to conduct real estate services is one who is also a buyer’s agent. A buyer’s agent represents only buyers and is paid by the sellers for any services rendered to them. Therefore, it is common for agents of this type to be working for multiple buyers. When sellers hire an agency, they often select the agent whom they feel will be best suited to handle their transactions. In some cases, however, sellers are unable to locate an appropriate agent and have to hire an outside professional. When this occurs, the sellers must put in the effort and time to search for the right agent.

A second type of agent that sellers frequently use when engaging in real estate transactions is a dual agent. Dual agents work for two different buyers and are paid by each buyer. The agent works for one buyer and receives a portion of the commission from the other buyer. However, in order to become a dual agent, an individual has to have been employed as a buyer’s agent for a minimum of two years. Even though this situation occurs infrequently, the creation of a dual agent profile is still being developed by many real estate agencies.

It is very important that buyers and sellers take the time to understand real estate agency laws before making decisions about who to hire. While it is possible to conduct business without having an attorney on your side, doing so can make you open to serious legal repercussions. Even if you plan to hire an attorney to represent you during any transaction, you should get an understanding of what this person does and understand what he or she can do to protect your interest.
